Not every home sale follows a straight path.
This Mercer Island property is a strong example of how timing, preparation, and strategic decision-making can ultimately shape a successful outcome.
We first brought the home to market in the fall. At that time, market conditions were more measured, and buyer activity reflected that shift.
Rather than forcing momentum in a slower environment, we took a step back and evaluated the broader picture.
Instead of allowing days on market to accumulate, we advised the seller to pause over the holiday season.
This decision created space for a clean reset—both in terms of presentation and market timing.
On day 61, the home returned to market with a refreshed approach:
Importantly, this was achieved without a price adjustment, reinforcing confidence in the home’s value.
About a week after relaunch, a couple toured the home—interestingly, it was the first property they had seen with their agent.
As is often the case, they weren’t ready to commit immediately. They explored other homes, took their time, and evaluated their options.
But they kept coming back.
Throughout the process, both sides remained thoughtful and aligned. The buyers gained confidence, and when the timing felt right, they moved forward.
We reached mutual agreement on day 29.
The right buyer doesn’t always appear immediately.
But with the right timing, positioning, and collaboration, the outcome aligns.
This sale is a reminder that success in real estate is rarely about speed—it’s about strategy.
