Seattle Real Estate Market - First Time Buyers

Institutional investors accounted for just 4.9% of Seattle-area home purchases in Q1 2025, down from 6.4% the year prior, according to ATTOM. While Seattle has long drawn interest from corporate buyers and investors, this dip signals a potential opening for owner-occupant buyers.

What it means:

Reduced investor competition could lessen bidding wars, especially in high-demand neighborhoods.
Local buyers, especially first-timers, may find slightly more negotiating room.

Although inventory remains limited, this shift helps balance out some of the market pressure and supports more equitable access to homeownership.
